Days before closing
We are just days before closing, not much has happened during he last few days other than the lender calling to gather all the information they require to close or fund the home loan.
Now with the closing (or settlement) just a few days away, there are few things we will need to do.
About 3 days before you go to closing, the lender should send a priliminary HUD-1 or settlement form the closing agent. You will want a copy of the settlement statement so you can the fees with the goof faith estimate. The fees won't be exact, but should not be much higher either.
Some lenders, mortgage brokers and closing agencies will add "junk fees", this is another reason why you should review the HUD-1 days prior to closing.
The day before closing or on the day of closing, we will conduct a final walk-though of the home to make sure there is no new damage and the property is in "broom swept condition". Do not close if the Seller still has personal property in the house! You just don't want that hassle.
So now it's the day of closing.
