House Staging

The next step to getting your house ready to sell is preparing the house interior, or staging the house.

Don't think this step is really all that complicated, but it does have alot to do with details! The best advise I can give you, if there is a new construction site nearby, is to go view their 'model' homes. They will normally have;

  • the lights turned on
  • the window will all flow good light
  • furniture is sparse but defines the area and does not make the room look small
  • there will be paintings on the walls, but no family photos
  • have a pleasant odor
  • The temperature is somewhat cool and very comfortable (average 76)
  • and, be very clean

These houses are staged in this manner to allow home buyers to imagine themselves living in the house, making the house their home. Selling real estate has alot to do with emotions, as a seller you want the buyer to imagine that your house could be their future home.

But if it was only this easy! On top of making the house very clean, everything should work appropriately! a can of WD-40 will work wonders. Spray some on all the door locks, and door hinges.

If you have carpets, try to get them cleaned.

PETS - I love my pets, and I know you love your pet(s) too. But.... Not every likes them. You will loose many prospective buyers just because there are pets in the house. If you can part with them for a little while, I suggest you do.
